Legal Requirement

The Law Requires You to Act

Fire door compliance is not optional. Failure to meet your legal duties can result in enforcement notices, unlimited fines and criminal liability — not to mention the risk to lives.

Fire Safety (England) Regulations 2022

Requires responsible persons in multi-occupied residential buildings above 11m to conduct quarterly checks of communal fire doors and annual checks of flat entrance fire doors.

Regulatory Reform (Fire Safety) Order 2005

Requires all non-domestic premises to carry out and regularly review a fire risk assessment, which includes the condition and performance of fire doors throughout the building.

Building Safety Act 2022

Strengthens the duty of care for higher-risk buildings and introduces the role of the Accountable Person — with personal liability for fire safety obligations including fire doors.
